Village Centre Development, Birmenstorf
Birmenstorf is part of the Baden-Brugg region but is located off the main development corridors. The village structures remain intact, and the scenic location with southwest orientation makes Birmenstorf an attractive place to live. However, the village is strongly dominated by the main road between Brugg and the A1 motorway (average daily traffic: 19’000 vehicles). This not only limits the quality of life but also hinders the development of the village center. As part of the local planning process, a master plan was developed for the village center.
The village center is reinforced by targeted additions at key intersections. Road users are regarded as potential customers, and synergies between traffic and land uses are enhanced. From an urban design perspective, the village character is a key priority. Improved spatial definition along the main road (through building alignment regulations) and architectural emphasis at street corners strengthen the public realm, while the village meadows located to the rear are given greater visibility.
The master plan also regulates the placement of buildings along the street with their eaves facing the road, which reinforces the village-like appearance. The concept demonstrates how, while preserving the rural character, a 50% densification is possible—and how this can simultaneously improve the quality of life throughout the area.
