Business District Chätzler, Brütten

Small businesses and craft enterprises play a significant role in village life in Brütten. The urban development study demonstrates how the local economy can continue to be an integral part of the village in the future. It proposes a qualitative, low-cost commercial development in the small employment district of Chätzler at the southern edge of the village.

The prominent, slightly elevated location at the village entrance calls for a representative development as a calling card for the village. However, the transition to the adjacent residential area is equally important. The design proposes a small-scale structure with three building volumes arranged around a central shared access courtyard. This minimizes traffic surfaces. On the one hand, this creates space for places to stay and ecological compensation areas, and on the other, it enables an optimized building footprint. A key requirement for the commercial use is the creation of as much ground-floor space as possible. The concept takes advantage of the topography: instead of being a disadvantage, it becomes an asset. The precise placement of the southern building volume allows for two overlapping ground floors.
