Masterplan Bommen Housing District, Hard AT

The Bommen site in Hard (Austria) is located just south of the Hard-Fussach train station and is largely owned by the municipality. The aim was to create a neighborhood for affordable, economically viable housing that addresses the residential needs of the population, the rural setting, and key principles of sustainable settlement development (compact construction, favorable modal split).

Based on the existing landscape structure, a high-density garden city neighborhood (floor area ratio 1.0) was developed, featuring a mix of apartment buildings, row houses, and semi-detached houses. A heterogeneous, varied appearance was essential. The row houses are intended to convey individual living rather than large-scale housing estate character. Special attention was given to roof design to reinforce the village character. A small neighborhood square just south of the train stop creates a central meeting point and place of identity. The square is framed by a longitudinal building with ground-floor public uses, which also protects the rear part of the neighborhood from railway noise.
