Urban Development Concept Spreitenbach

The development concept envisions strong inward development along the Limmattalbahn. A central theme was the integrated further development of the regional retail hub. The existing large housing estates with many high-rise buildings are to be expanded into a cluster. The strength of the concept lies in the idea of the Loop. This circulating street space serves as a representative address at ground floor level for all uses within the shopping and commercial area.

With the Loop, where main traffic flows move clockwise, left-turning traffic is avoided, enabling very compact traffic intersections. At the same time, the capacity of the junctions is increased in favor of public transport, cycling, and pedestrian traffic. This way, the positive aspects of traffic (visibility, frequency) come into play, while the typical negative effects (large space requirements, barrier effects, etc.) can be prevented.

All modes of transport—Limmattalbahn, bus lines, private motorized vehicles, and slow traffic—can thus be seamlessly accommodated, and the strategic area at the heart of Spreitenbach can be connected to the overall network.
