Industry and Housing, Rotkreuz

The Birkenstrasse area has a central, strategic location: close to the town centre, railway station and motorway access road. It currently has a low building density and space-intensive industrial use; despite its attractive location, it lacks spatial quality. It forms a clear contrast to the residential and office districts along the railway tracks and the high-quality Roche campus.

The concept envisages densifying the area and gradually transforming it into a mixed-use neighbourhood. A central theme is high-quality stacked use with new residential typologies. The proposed urban structure allows for the separation of heavy and neighbourhood traffic. There are three continuous, quiet park and garden areas that are linked to important school and leisure routes. Residential uses are also located here. Commercial traffic is routed via two access courtyards. This also provides access to the commercial buildings along the Chamerstrasse. It is important to ensure maximum flexibility in development and to take the existing parcelling into account. This enables step-by-step development that can be carried out largely independently of the individual landowners. Part of the concept is the planning implementation with statements on use, utilisation, building lines and access.
