High-Rise Building Concept, Dietikon

Dietikon is evolving from a former suburb into a dynamic urban area. An important issue in this process of urbanization and qualitative inner development is the handling of high-rise buildings. This high-rise concept addresses the question of how high-rises can contribute to the enhancement of the city, to qualitative inner development, and thus to urban quality of life.

The Dietikon high-rise concept is an urban design rather than a regulatory concept, proposing a precise location for the high-rise buildings. Key principles in siting the high-rises are their integration into the urban, central, strategically important, and well-connected neighborhoods served by public transport. Additionally, there is a direct link to the overarching urban open space network. The new high-rises in Dietikon are always located directly at the urban edge and oriented towards the public realm. This creates a close relationship between the high-rise and the public space. By positioning them along the building lines, they become part of the urban ensemble. They grow out of the urban fabric and are an integral part of the neighborhood structure. Thanks to the positive planning approach and the precision of the concept, overarching urban design requirements are ensured, allowing for the omission of a detailed regulatory framework.

With the precise designation and focus on locations where high-rise or tall buildings are desired, no special urban planning justifications or approvals are required from project developers: the defined locations justify a high-rise or tall building. This simplifies the planning process, strengthens development dynamics, and reduces the burden on planning authorities.
