Residential Districts Sempach

The spatial development concept of the city of Sempach foresees targeted development at challenging but important locations. Most residential neighborhoods are not intended to be densified. However, the existing zoning plan generally still allows for significant added value through standard construction. Because qualitative requirements have so far been lacking, this has led to undesirable developments from the neighborhood’s perspective.

As part of a participatory process with the affected property owners, the scope of possible and desired qualitative requirements was explored—without reducing the utilization potential of the individual plots. Important topics include the handling of access floors (especially on slopes), the treatment of ancillary buildings, the formulation of roof design, densification in terms of height and building depth, and the enhancement of building forecourt areas.
