Village Centers of Schaffhausen

The municipal settlement development framework plan of Schaffhausen is intended to serve as a binding overarching planning instrument to guide and indicate the desired development of settlement construction. This also includes the inward development within the village centers of Herblingen, Buchthalen, and Hemmental.

In view of the partial revision of the building regulations and zoning plan, the issue of inward development must also be examined concerning the heritage-worthy building fabric in the village centers, and appropriate guidelines and regulations established.

The village centers are important bearers of identity in their respective districts. They are characterized by heritage-worthy buildings and ensembles and are compactly built. The later-developed residential areas surrounding the village centers differ significantly in terms of structure, grain, layout, and building density. Managing the interfaces between the village core zones and the surrounding zones is a central issue in identifying inward development potential and ensuring quality.

Spatial guiding concepts have been developed to illustrate the strategic and structural development opportunities. Considering the structural features, character, and qualities of the village centers is essential in this process. These concepts have been made binding through design frameworks and design guidelines approved by the authorities.
